General

Unfortunately, we do not conduct digital viewings. Should you be unable to attend in person, you may appoint someone from your network to view the property on your behalf.

Policies regarding pets vary by rental property. If pets are not permitted, this will be clearly stated in the property listing. If you would like to confirm in advance whether pets are allowed before your rental period, please do not hesitate to contact us.

No, you do not need to pay any registration fees.

We process and protect personal data with great care. You can view our privacy statement on our website for more information.

Eligibility for housing allowance primarily depends on your income. Generally, the lower your income, the higher the allowance. Other important factors that determine the amount include your age, the rent and service costs, and your household composition.

If you are eligible for housing allowance, this amount cannot be counted as income for the purpose of assessing your rental application.

WWS stands for the Housing Valuation System (Woningwaarderingsstelsel). It is a points-based system used to determine which rental sector a property belongs to. The categories are:

•    Social housing: 0–143 points

•    Mid-rent housing: 144–186 points

•    Private sector housing: 187 points and above

If a rental property scores less than 187 points, the rent may not exceed the maximum rent allowed for that point score. Since January 1, 2025, all landlords are required to include the point score of a rental property in the rental agreement.

Registration & Property Finder

We will contact you if you are selected from the lottery to view the property. Please note that there are currently many applicants, and only a limited number of candidates are invited to the viewing. We kindly ask you to wait patiently for further correspondence.

The gross monthly income (including holiday allowance and fixed bonuses/allowances) must be at least 3.5 times the monthly rent. Your partner’s income is taken into account at 50%. If both of you are retired, the second income may be fully considered.



Please note: Any exceptions to these income requirements will be clearly indicated in the property listings.

Our system randomly selects approximately eight individuals for a property viewing. After the viewing, you can indicate whether you are still interested in the property and must submit your documentation. Following a review of the submitted documents, a second lottery will be conducted to allocate the property.

For Rent: You may register your interest in the property. The property has not yet been allocated to a candidate. From the registrations, a number of candidates will be invited for a viewing. After the viewing, the future tenant will be determined.



Reserved: The property is currently offered to a prospective tenant. You may still express your interest, but you will be placed on the waiting list.



Rented: The property has been rented. You can no longer apply for this property.

Due to the Housing Act for Good Landlordship (Wet Goed Verhuurderschap), it is not possible for a departing tenant to nominate a candidate for priority. Lemon Suites always complies with the provisions of the Housing Act for Good Landlordship.

You may be eligible if you have been self-employed for at least one full financial year. You will need to provide an annual financial statement, profit and loss account, balance sheet, and an IB60 tax declaration for at least one year.

Yes, it is possible to rent even if you own a home. To determine if you meet the income requirements, we need the following documents: Your recent mortgage statement from your lender, An overview of the remaining mortgage balance and your monthly mortgage payment.



We then distinguish between two situations:

1. The property has been sold: We assess any potential surplus (equity) or remaining debt. If there is remaining debt, the monthly repayment is deducted from your gross monthly income. Any surplus may, in some cases, be counted as your own capital, allowing you to add 5% of it to your gross annual income. The surplus must be demonstrated through an appraisal or valuation report.

2. The property is retained: The monthly mortgage payment is deducted from your gross monthly income.

We rent properties exclusively for “sustainable shared households.” This means that the property is intended solely for the tenant with the intention of forming a shared household. For this reason, you cannot rent together with, for example, a brother, sister-in-law, or cousin.

It is not possible to act as a guarantor or to rent a property on behalf of someone else.

Unfortunately, this is not possible, even with a guarantor.

No, this is not possible. Allocation is conducted entirely at random.

Documents

When you are invited by us for a viewing, you will receive an email afterwards to confirm your interest. Once you have confirmed your interest, you can submit the required documentation through your account.

The documents you are required to provide depend on your income situation. Upon registration, you will receive an overview specifying which documents apply to your situation. There are general documents that must always be submitted, which should be supplemented with documents relevant to your income type:

General:

•    A secure copy of a valid passport / ID card (and residence permit if applicable);

•    Printout of your BKR overview (available at www.bkr.nl);

•    If divorced: copy of alimony statement / divorce agreement;

•    Optional: proof of personal assets.



If employed:

•    UWV insurance statement (www.uwv.nl);

•    Recent employer statement (not older than 3 months) (If employment starts in the future, a fully signed employment contract);

•    Copies of the last 3 payslips;

•    Recent bank statement showing the last 3 salary deposits.



If self-employed:

•    Copy of Chamber of Commerce registration (not older than 3 months);

•    Income statement from the Tax Authority (IB60 declaration for the most recent completed financial year);

•    Annual financial statements including profit & loss account and balance sheet (most recent completed financial year);

•    Certified accountant statement.



If retired:

•    Recent AOW statement and annual statement;

•    Recent pension statement and annual statement;

•    Recent bank statement showing the last 3 AOW and/or pension payments.



Housing situation:

•    If living with someone: no additional documentation required;

•    If renting: recent landlord reference from your current landlord (not older than 3 months);

•    If homeowner: recent mortgage statement from your lender, overview of remaining mortgage balance, and monthly mortgage payment.

 

We require your personal and financial documents to verify that you meet the income requirements. These documents allow our rental team to perform a thorough review of your application file.

Datakeeper

Lemon Suites has chosen to process the required information through Datakeeper, as this ensures the data is handled securely for all parties involved.

Datakeeper allows you to securely collect your personal information from government websites, where this information is already available. Datakeeper guides you through the process. For most sources, you log in with your DigiD or, for example, scan the NFC chip of your ID to retrieve your identity information.



Once you have collected your data, you submit the information to Lemon Suites to be considered for a rental property. Your data is then stored securely in your Datakeeper account, to which only you have access, so your information is always readily available.



You can fill in Datakeeper at any time, ensuring that the required documents are quickly accessible after a viewing. Please note that data entered in the Datakeeper app is not shared with Lemon Suites until you choose to submit it.

•    Datakeeper provides an overview of all your data requests, so you always know who you have shared your information       with.

•    It saves you time by keeping all your documents in one place, without the need to search through your paper records.

•    With Datakeeper, you never upload or send the wrong document, as it clearly shows which information is required.

•    Additionally, your data can be reused for other purposes when needed.

To submit your data request in the Datakeeper app, you will need your bank details, DigiD username and password, and a valid ID. Since January 30, 2023, DigiD requires SMS verification. Logging in with only your DigiD username and password is no longer possible. Please ensure that SMS verification is enabled. You can request this via www.digid.nl.

Unfortunately, it is currently not possible to log in to the Tax Authority, UWV, or Mijn Overheid using the DigiD app. Work is underway to establish a connection with the DigiD app.

Datakeeper guides you through multiple sources where your financial, identity, and address information is available. These sources include:

1.    Identity

You retrieve your identity information via the NFC chip in your passport or ID card. If scanning unexpectedly does not work, you will be directed to another screen where you can take photos of your ID.

2.    Bank Information

You collect your bank details, such as IBAN and account holder name, by logging into your bank and selecting your IBAN. You can also obtain your housing costs payment overview, which includes fixed payments over the past 12 months, such as rent, VvE contributions, or mortgage payments.

3.    Tax Authority

You obtain your income statement from the Tax Authority, which includes information about your income over the past year.

4.    UWV (Employee Insurance Agency)

At the UWV, you can view your current salary. Your employer reports your earnings each month, making this information available to you.

5.    Mijnpensioenoverzicht.nl

All your pension information is available on Mijnpensioenoverzicht.nl. Pension providers are required to make this information accessible to you.

6.    Mijn Overheid

On the website Mijnoverheid.nl, you can collect information from the source: the Personal Records Database (BRP). The BRP contains a wide range of personal information, such as first and last names, gender, and address details.

Datakeeper relies on the sources from which your data is retrieved. If one of these sources is temporarily unavailable due to, for example, maintenance or technical work, Datakeeper will not be able to fetch your data. In such cases, please try to retrieve your information again at a later time.

Datakeeper is designed to securely store, manage, and protect your data. It is built on two key principles:

1. Datakeeper meets the highest bank-level security standards. The Datakeeper app does not store any information locally, and when you delete data from the app, it is immediately removed from your device.

2. You have full control over who receives your personal information. With Datakeeper, you decide exactly which data is shared and with whom.

Rental contract

After you have accepted the option for a rental property, you will receive your rental agreement digitally. You can sign it immediately. Once all parties have signed the agreement, each signer will receive an email containing the fully executed rental agreement and all contract attachments.

For our properties, a security deposit equal to two months’ basic rent is required.

The rent is increased annually in accordance with applicable legislation and the provisions of your rental agreement. The exact date of the rent increase is specified in your rental agreement (Article 5).

In addition to the rent, you may be required to pay service charges, utility costs, necessary insurance, and municipal taxes.

Typically, the rental agreement is concluded for a minimum of 12 months. After this period, the agreement can be terminated on a monthly basis, with a statutory notice period of at least one full calendar month.

When Lemon Suites is your property manager, you can complete and submit the “Huuropzegging” form via the WoCo app. The termination must be submitted before the first day of the month.

Once a new tenant has been found, Lemon Suites will inform you who the incoming tenant is. You can then contact them directly to discuss any arrangements for taking over your belongings.
